Description

Granville 70 is a 12-storey mixed-use rezoning proposal at Granville Street and West 70th Avenue, guided by the Marpole Community Plan. The project transitions the site from C-2 to CD-1, introducing ground-floor retail, second-floor office space, and residential units above. The design follows the Plan’s massing principles with a two-storey podium, upper storey setbacks, and compact floor plates to reduce scale and shadow impacts. A total density of 4.48 FSR is achieved through the inclusion of 0.75 FSR of office use, along with family-oriented residential unit mix. The proposal enhances the public realm with active retail frontages, widened sidewalks, street trees, and improved pedestrian connections.

Mixed-Use Urban Integration

Retail at grade, office above, and residential units on upper floors form a complete mixed-use program that activates the corner and supports local businesses.
