Lotus Tower is a mid-rise multi-family residential project located along Garden City Road in Richmond. The design combines townhouse-style units at grade with a slender residential tower above, using stepped massing to transition between surrounding building scales.

Lotus Tower is a multi-family residential development located at Garden City Road and Ferndale Road in Richmond, designed to respond to the evolving character of the McLennan North area. The project consolidates multiple parcels to create a compact residential form that bridges nearby high-rise development and lower-scale residential uses.
Façade & Livability Strategy
The building is organized around a two-storey podium containing townhouse units and residential amenities, with a 13-storey tower rising above. This massing strategy allows density to be accommodated efficiently while maintaining a strong residential scale at street level. Ground-oriented units with private patios and entries activate the public edge and reinforce a clear relationship between the building and the street.
Neighbourhood Transition
Upper residential floors are expressed as a slender volume set back from the podium to reduce perceived height and improve light access. A combination of balconies, horizontal articulation, and a restrained material palette adds depth and rhythm to the façades, giving the building a contemporary yet context-responsive expression. Together, these strategies position Lotus Tower as a residential project that balances density, livability, and neighbourhood transition.
