Description
Pipeline is a senior housing project developed on a highly challenging suburban site. The design takes an innovative, outside-the-box approach to planning and massing to create a supportive, accessible living environment within a non-urban context.
Nature-Led Living
This 15-storey senior residence sits between the Coquitlam River and a forested hillside, creating a calm, self-contained natural setting. The west façade uses layered wood screens and textured glazing to echo the rhythm of the trees, while the east façade opens to the river with projecting glass balconies and expansive views. Together, the two orientations create a balanced, restorative living environment shaped by both woodland and water.



West Façade — Street-Facing Wood Screen
The street-facing façade uses a layered composition of stone, wood screens, and glass to break down the building’s height and create a comfortable presence along the street. Terraces and vertical wood elements provide privacy and texture, while subtle tree patterns in the glazing filter light and maintain a connection to the surrounding landscape.

East Façade — River-Facing Glass Balconies
Full-glass projecting balconies open toward the river, offering sunlight, unobstructed views, and a light, airy expression. The material palette emphasizes openness and provides residents with a calm, contemplative eastern outlook.

Crafted for Senior Well-Being
Warm materials, gentle lighting, and a layered façade offer privacy without feeling enclosed, while generous views, natural daylight, and accessible balconies create spaces that support comfort, independence, and daily restoration within a nature-oriented environment.
