Description
This 46-unit multifamily building in Vancouver’s Renfrew–Collingwood neighbourhood is designed with a strong emphasis on spatial efficiency, fabrication logic, and streamlined construction workflow. While not a modular project, the architectural strategy draws from modular principles — using repeatable unit layouts, rationalized façade systems, and coordinated building assemblies to improve constructability, reduce complexity, and support cost-effective delivery. The result is a contemporary residential project that brings clarity, efficiency, and design quality to a growing transit-oriented community.
Informed Design Efficiency
This building is shaped by modular thinking—using repeatable unit logic, efficient stacking strategies, and coordinated service layouts to maximize construction efficiency without committing to a modular delivery method. The design achieves a clean, rational structure that accelerates planning, detailing, and future adaptability.
Efficient Space & Live ability
The façade uses a rhythmic frame system that defines each home clearly while maintaining a warm residential character. Deep balcony recesses, wood accents, and varied unit projections create privacy, daylight control, and a strong architectural identity suited to mid-scale Vancouver neighbourhoods.
Smarter Workflow, Better Buildability
Early integration of construction workflow influenced the massing, envelope, and structural alignment. By aligning unit dimensions, façade grids, and vertical circulation, the project supports smoother coordination between consultants, reduces rework, and improves overall buildability for the developer and contractor team.
